Deal Types
iCap invests in four primary deal types. This variety of deal types allows our clients to take full advantage of excellent market opportunities very quickly. It also allows us to structure any combination of financing programs to meet the strengths and needs of a project.
Many owners and developers struggle to raise the cash needed to obtain a construction loan or other loan from a lender. iCap is able to provide the necessary capital to secure the debt financing.
Typically, iCap will provide the cash for a project in exchange for (a) preferred return and repayment of the money invested and (b) a percentage of the profits. Additionally, iCap's team meets regularly with its borrowers to review project timelines, update project documents, and offer help along the way.
Many banks are required to divest portions of their portfolios in order to achieve desired ratios and meet FDIC regulations. iCap has taken advantage of this opportunity purchasing discounted notes from lending institutions secured by income producing properties.
Purchasing discounted notes provides short term cash flows in addition to profits at the time of exit.
iCap also purchases properties from owners who are interested in selling. Such owners may be banks or private property owners. In these instances, iCap acquires the property and then works to achieve the most profitable exit strategy available.
